Multi-million affordable homes in Limerick town will be 'completed imminently'

NEWCASTLE West has received a much-needed housing boost this week as local firm DC Manor have announced that the first tranche of affordable homes in their Woodfield Manor estate will be "completed imminently". 

Twenty one much-needed additional homes will be delivered in Woodfield Manor in December, adding to the initial 30 homes in the first phase of the development delivered at the close of 2022.  

Planning permission was granted on the site for 93 units in 2020 comprising of 72 three and four-bedroom homes, nine bungalows and 12 apartments.  

The first 30 houses in the development were purchased by Limerick City and County Council and Cluid Housing Association. There is an agreement in place with Limerick City and County Council for the release of a further 21 homes which have been earmarked as affordable homes for the local community. 

Houses in the development have also been selected for a new private rightsizing scheme recently announced by Limerick City and County Council.  

The scheme is designed for people over the age of 55, who own their own home, and who find their dwelling too large for their needs. Under the scheme an applicant may request the Council to purchase their home in return for a lifelong tenancy in a managed older person scheme. 

The new private rightsizing homes at Woodfield Manor are two-bed bungalows with a floor area of 72.5sqm. The new homes are fully finished with Limerick City and County Council now taking applications for this scheme.  

Woodfield Manor represents one of the largest volume housing projects in Newcastle West in recent years, with local developer DC Manor responsible for the successful delivery of the project across all stages of the development process. Following an investment of some €18m since construction began in 2020, the company have said the delivery of a further 21 homes in December represents another successful milestone in the project.  

DC Manor, owned solely by Denis Corbett, has also reaffirmed their commitment to the long-term development of homes in Newcastle West and supporting the local economy through the continued employment of 200 tradespeople, direct employees and professionals as part of the construction phase, coupled with engagement with local building and hardware suppliers for materials.  

Mr Corbett said Woodfield Manor represents a significant housing development that will have the scope and capacity to provide badly-needed homes for the Newcastle West community and beyond.

"We are delighted that we can provide a further 21 homes for families who need them in the coming weeks. I’d like to thank both Limerick City and County Council and Cluid Housing Association for their engagement with us on these homes and we look forward to completing this substantial project with the second phase being finished with homes occupied by the close of 2023.  

“As a local company based in Newcastle West, we recognise and see first-hand the need for homes in the area and we are committed to both the delivery of homes and the investment in our local economy. We look forward to having the opportunity to utilise our experience and expertise to assist in delivering more homes to more families in Newcastle West in the years to come," said Mr Corbett, who is also the primary developer responsible for Arraview housing estate.

He apologised to the homeowners in the development for the delay and expressed his thanks for their patience as he confirmed the estate has received a final grant of planning permission last week for a further 10 homes, and this development would be completed at the close of 2024.  

“I would like to apologise sincerely to the residents at the Arraview Housing estate for the ongoing delays at this development. I would also like to express my sincere thanks to residents at the Arraview housing development for their patience and understanding as we worked to secure the completion of this housing estate.  

“The delays to the completion of the development have been regrettable and we were anxious to ensure that all issues surrounding the development were resolved for the residents of Arraview.   

“We are now delighted to confirm that we have recently received planning permission for a further 10 homes to complete works on this estate and we will endeavour to finish all works at Arraview by the end of 2024 with an expected investment of €2.5m in addition to the employment of local contractors to see out the completion of this project” concluded Mr Corbett.
