94 O’Connell Street has an asking price of €1.75m
THE OWNER of a former Bank of Ireland branch is hoping to cash in on the property situated in the heart of Limerick city.
The sale of the prime development opportunity in Limerick at 94 O’Connell Street has been announced by Rooney Auctioneers and JLL.
Bank of Ireland used the premises at 94 O’Connell Street up to 2010 when it concentrated its operations into its anchor branch at number 125 on Limerick’s main thoroughfare.
Gordon Kearney, managing director of Rooney Auctioneers, said the “exceptional property” offers a rare opportunity for developers with full planning permission for a mixed use development.
“Planning permission has been secured for 24 high quality apartments, designed to meet the demands of contemporary urban living. These units will cater to a diverse range of residences, including professional, families and students, ensuring a steady demand for rental or purchase,” said Mr Kearney.

The ground floor of the development will feature versatile commercial space, ideal for retail outlets, cafes or office use. Mr Kearney said it is set to attract a variety of businesses, adding vibrancy and economic activity to the area.
The experienced estate agent said the “proposed development blends modern architectural design with the historic charm of O’Connell Street, ensuring it enhances the ecstatic appeal of the surrounding neighbourhood”.
Mr Kearney confirmed to the Limerick Leader that the asking price is €1.75m.
He said this prime site is ideally positioned to benefit from the ongoing urban regeneration projects, enhancing its appeal to both residential and commercial tenants.
