THE FIRST new major housing development on the Ennis Road area of the city in many years has an auctioneer’s phone “ringing off the hook”.
Knockhill, Ennis Road, close to the Coonagh Roundabout, will feature a mix of semi-detached; townhouses; bungalows; duplexes and apartments. Paul Crosse, GVM sales negotiator / new homes, said information about the development on the Ennis Road went online on Good Friday.
“I didn’t have much of an Easter – my phone was ringing off the hook. Enquiry levels are through the roof. There is unbelievable demand for them,” said Mr Crosse, who adds that everybody who has contacted him has spoken of the dearth of new developments in the wider Ennis Road area.
“Somebody that is hopefully going to buy one said he didn’t think that there were any built even in the boom times. People that side of the city have been starved of good new houses. You can go to Castletroy, Dooradoyle, Mungret and there is a selection but on the Ennis Road they are very few and far between,” said Mr Crosse.
Those enquiring with the auctioneer are a mix of first-time buyers and those wishing to downsize.
“There are a lot of first-time buyers originally from that side of town that never had the option to buy new homes on the northside.
“There are also a lot of people in that area or just outside that want to downsize. Their children are reared and they might have a four or five bedroom detached home. There is a lot of maintenance work in them and there is the cost of heating their house.
“They just want to change to something A rated and modern with no maintenance. They are saying ‘why don’t I go into a new house that will take a third of the cost to run’. They will sell their own house and have very little if anything to pay off,” said Mr Crosse.

The developers, Formation Homes, have recently just completed the first phase of Newtown Manor and are constructing Newtown Meadows in Castletroy. They were also the builders of Templeville, Punch’s Cross and Beechfield Grove in Monaleen
The development at Knockhill, Ennis Road will be officially launched later this month with full details on property types and prices.
