Auctioneer Bill Hanly said it is superb quality grassland and even with all the wet weather you could walk the land in Ballysheedy on any day in the last few months

MEMBERS of the farming and business community are vying for a 30 acre field minutes from Limerick city centre.

Bill Hanly, of Hanly Donnellan Auctioneers, brought the parcel of land in Ballysheedy to the market.

He says it is rare for a landbank of this size so close to the city to be offered for sale. Mr Hanly is guiding at €750,000.

“It is absolutely fabulous land. We have had a period of very wet weather but you could have walked around it any day in the last number of months - it was perfect,” said Mr Hanly.

The current owner has grazed it and cut silage on it.

Since it was offered for sale, Mr Hanly has had phone calls from members of both the farming and business community.

A “hope value” is factored into the guide price of €750,000 or €25,000 per acre.

“We’ve had strong interest. It is not zoned as we speak but it has enormous potential on the outskirts of Limerick city - it is within two miles of the city,” said Mr Hanly.

The vastly-experienced auctioneer describes Ballysheedy as one of the most desirable addresses in Limerick.

“You only need to see the houses built in the surrounding area. You have the village, Limerick Golf Club - it is so close to everything,” said Mr Hanly.

If the land was rezoned in the future with the possibility of a housing estate or one-off homes the value of the land would be a multiple of what it is today. As Kevin Costner said in the film Field of Dreams, ‘If you build it they will come”.

Farm Leader has oft-reported in recent years the increase in business people purchasing land as it is seen as a safe and secure investment. The recent big drops in the world stock market due to the US-Israeli war on Iran are but one example.

“What better investment than land as we’re not going to make more land as far as I know!” said Mr Hanly.

As there are no ditches, he describes the one big field in Ballysheedy as a “blank canvas”.
