Limerick city has fewest housing transactions nationally, new survey reveals

LIMERICK city saw the fewest housing transactions out of all the cities in the State over 12 months, a new study has revealed.

And the house price on Shannonside has risen the most sharply across Ireland, according to the annual GeoDirectory Residential Buildings Report.

According to the survey, there were 566 housing transactions in the city bounds in the year to November 2025, a figure dwarfed by other cities across Ireland.

The average price of a home in Limerick city stood at €306,714, the study adds.

County-wide, the average figure stands at €332,571.

But in a bizarre twist, the GeoDirectory also recorded that residential property transaction volumes were highest in the areas where homes have a V94 Eircode.

Some 1,558 deals were recorded among V94 addresses.

As well as the city, however, V94 covers 34 different towns and villages across Limerick and Clare.

Almost one in every 10 property in Limerick is an apartment.

While Limerick can boast 3.3% of the State's construction activity.

Some 930 homes are under construction county-wide, with 874 commencement notices issues to council.

A commencement notice is a legal notification issued when construction work on a site begins.

Across Limerick, 3.6% of homes were classed as unoccupied, with just 0.2% designated as holiday homes.

The remainder were all considered to be occupied, according to the GeoDirectory report.

In total, 814 new addresses in Limerick were added to the GeoDirectory database through 2025.

Nationally, 35,056 new addresses were added to the database.
