Agency brews up plan for 250 homes at old Limerick beer site

AROUND 250 new homes are being projected for the area in and around a former brewery site in the city.

The former Guinness site at Upper Carey’s Road has been out of use for almost 30 years, and has been taken on by Land Development Agency (LDA).

Now, councillors have been told by the agency this site and those adjoining it will contain around 250 new houses.

The role of the LDA is to maximise the supply of affordable and social homes on public land.

At this month’s metropolitan district meeting, Fine Gael’s City East councillor Sarah Kiely sought an update on the former Guinness site, and asked for a breakdown of how many homes will be social, how many will be affordable, and how many will be designated as cost rental.

A cost-rental scheme is effectively affordable, high-quality rental accommodation provided by the State or the local authority.

It’s called cost rental because the rent is used to cover the cost of constructing the accommodation over the life of a long-term business loan.

In a written response, Cllr Kiely was told that the LDA is working with the local authority to agree the breakdown of social, affordable and cost rental homes for the Carey’s Road site.

It’s anticipated a planning application will be made in the first half of 2025.
