Canal Bank Plan may bring 790 homes to Limerick

LIMERICK LIVE can this week reveal plans to develop almost 800 housing units in the city – providing much needed homes.

Following talks with the local authority, Plassey Way Developments have lodged a planning application which will see the development of 200 apartments, 50 houses and 540 student accommodation units along Canal Bank in Rhebogue.

If granted, it’s anticipated the development will see private, affordable, cost-rental, right-sizing, social and student accommodation all on the same site.

Gary Lawlor, project director of Plassey Way Developments said: “Today’s announcement demonstrates the level of work we are putting in to ensure we have a good and sustainable housing mix in this development situated at this strategic city centre site on the banks of the canal.”

He pointed out the site will be 15 minutes from the Opera Square development, and will link to UL through an existing cycle path. It will be just five minutes away from Limerick School of Art and Design. "Limerick City is the third largest city in Ireland and is home to some of the largest multinational, pharma and med-tech companies in the world; linked in with the third level colleges in the city. The proposal responds directly to demonstrated housing demand arising from Limerick’s continued economic, educational and population growth, for workers and students."

He confirmed the scheme will be able to accommodate approximately 1,000 people.

Mr Lawlor added: “The area is also subject to strategic infrastructure investment by the State, with regards to the Northern Distributor Road and the development itself will deliver high-quality outdoor recreational amenities including pocket parks, landscaped linear walkways and dedicated cycle infrastructure, helping create a more connected and sustainable community.

“The scheme also aligns with planned Bus Connects and active travel investment for Limerick, supporting improved public transport and mobility across the area.”

Chief investment officer of Plassey Way Developments Ltd John Hickie said: “We look forward to continued engagement with Limerick City and County Council throughout the statutory planning process, so that these much-needed housing units can be delivered. This will be a significant development for Limerick and help the city keep pace with its growth and development strategies and ambitions.”

It’s not the first time in recent years that development has been mooted along the Canal Bank site.

There were plans before for 363 apartments, 18 homes, and 189 student bed spaces.

These were refused both by Limerick City and County Council, then An Bord Pleanala, now An Coimisiún Pleanála.
