THE SOD was turned on a €100m housing development by Voyage Property at the former Limerick Racecourse in the city in September 2023 and builders haven’t been idling on the bridle since then.
Just over a year on, 125 of the A2 BER-rated 371 high quality homes at Greenpark, adjacent to the South Circular Road, are under construction or completed. Twenty four properties have already been occupied with the new owners getting their keys in recent weeks.
John Keane, director of Voyage Property, said it is a generational opportunity to purchase a new modern home so close to the city as the landbanks simply aren’t there.
Residents can walk to the top of O’Connell Street in around 20 minutes and to the Crescent Shopping Centre in 10 minutes via a new pedestrian access onto the South Circular Road. It also opens up the area on the southside for residents who wish to walk or cycle to work on the Dock Road or enjoy a night out at the Greyhound Stadium or Dolan’s.
“Greenpark is a hidden gem because you can’t drive past it,” said Mr Keane. The developers’ attention to detail cannot just be seen in the quality housing but they have built two roads solely for construction traffic to keep it separate from the main thoroughfare to minimise the interaction between new residents and construction traffic.
“We want to build a community in Greenpark with generous pocket parks and play areas to create an atmosphere of well-being for the residents of the development,” said Mr Keane adding “we recognise that this is no longer our development site but rather the residents neighbourhood and we have implemented plans to fully respect that”.

“It is nestled away but is close to all amenities and the motorway. Every property has parking for two cars but truth be told you don’t even need a car as everything is on your doorstep,” said Mr Crosse. Every detail has been thought of from the wi-fi router being stored out of sight to an alcove for refuse bins to wired charging points for electric vehicles.
Phase one has sold out. Mr Crosse said it is 98% owner occupiers with new residents working in UHL, companies like Eli Lilly and a number of “rightsizers”.
“We have seen people selling their homes in the county and moving here for a beautiful new warm modern home, no maintenance and you’re close to everything,” said Mr Crosse.
Mr Keane said they waited to launch phase two as they wanted to have a realistic timeframe for interested parties.
“Mortgage approvals can run out so we wanted to make it tangible. Purchasers in Greenpark can move in within three months,” said Mr Keane.
Paul Crosse, also of GVM, said there is a huge cost saving per month on ESB and gas due to the A2-rated homes with air to water heating. Plus, new owners can avail of reduced interest rates on “green mortgages”.

The heat is kept in and sound from outside kept out due to the quality of the build, making each home a peaceful retreat from the outside world.
They currently have a very limited stock of three-bedroom semi-detached; two-bedroom terraces, three-bedroom duplexes and two bedroom ground floor own door apartments available to purchase.
