Councillors approve plan for 31-unit estate in Limerick town

COUNCILLORS have formally approved plans for a new housing estate in a county town.

Councillors from the Newcastle West Municipal District have approved plans for the development which will be located at a site which is adjacent to the existing Sycamore Crescent housing estate.

Now that the plans have been approved, the local authority is expected to apply to the Department of Housing for funding to allow it to build the estate which will be completed in two phases.

Phase one will see the provision of 21 residential units of two-storey and three-storey dormer buildings, with a unit mix of six, one-bed units, six, two-bed units, six, three-bed units and three, four-bed units.

Phase two will involve the provision of ten residential units comprising single-storey and two-storey buildings, with a unit mix of four, one-bed units and six, two-bed units.

The development will also see the construction of a new road connecting the existing Sycamore Crescent estate with the proposed development.

The works will also include the construction of footpaths throughout the estate and the provision of 37 car parking spaces.

Hard landscaping plans include bin stores, privacy strips to front gardens, rear garden walls, bicycle stands and the installation of street lighting.

A new public open space will also be constructed which will include tree planting, street furniture and street lighting.

Also included in the plans is the construction of a new water main, new foul and storm sewers to connect into existing drainage systems and surface water drainage systems as well as connection to public utilities.

Workers are expected to be on site to begin the first phase of the plans by the end of 2023.

Local councillor Tom Ruddle believes the new housing development will be a welcome addition to the local community.

“Anything that brings more homes into the area has to be positive,” he stated.
