Selling agent reports lots of enquires on the land with road frontage for sale in Ahane

‘Most beautiful field I’ve seen’: Limerick auctioneer on 21.5 acres guided at €700k

The 21.5 acre field in Ahane will be a very cheap purchase if it comes complete with a pot of gold!

A 21.5 ACRE field located across from a church has mass appeal as farmers, business people and developers are sure to be interested.

It is rare in this day and age of modern farming practices to have a field of this size in one lot.

It is located off the Newport Road in Ahane and is situated right across from the church.

Vastly-experienced auctioneer John de Courcy, who is handling the sale, described it as, “The most beautiful field I’ve seen in a long, long time”.

“There are mature trees and a feature stone wall on the road way. It’s a gorgeous field,” said Mr de Courcy, who is a man not noted for hyperbole.

He is guiding at €700,000 which is around the €32,500 per acre mark.

Factored into the price is its “hope potential” due to the 322.7 metres of road frontage. It is less than 10 miles from the heart of Limerick city.  Currently, it is zoned as agricultural land.

“I don't want to over elaborate it but there is potential there for sites. It is agricultural but I have sold fields and you come back 10 years later and there are houses built on it.

“There are very good quality houses very close by,” said Mr de Courcy, who certainly hasn’t ruled farmers out of the equation.

“It is not pure farmland but it is very good land. It is let short-term and I think he takes three cuts of silage out of it a year. It is unusual to have it in all one field as normally 21.5 acres would be divided into three or four fields,” said Mr de Courcy.

It was put on the market only last week by the vendors who have owned it for many years.

Mr de Courcy said there have been plenty of enquiries but as of Thursday morning, March 13, there were no offers as yet.
