LIMERICK City and County Council (LCCC) has announced the launch of a new build incremental purchase scheme initiative for working families and individuals.
This is the council’s sixth initiative under the New Build Incremental Purchase Scheme, offering eligible applicants the chance to purchase discounted market homes in De Vere Court, John Carew Park, Limerick.
This scheme, open to first-time buyers, aims to support working families and individuals in transitioning from private rental accommodation into homeownership.
The scheme is available to existing working local authority and Approved Housing Body (AHB) tenants, as well as households on the Housing Assistance Payment (HAP) scheme and the Rental Accommodation Scheme (RAS).
In particular, the scheme offers the opportunity to buy where a household has received a Notice to Quit.
Eligible applicants can buy these newly constructed starter homes at a 40–60% discount, based on certain income bands.
The homes on offer include three-bedroom homes priced between €115,685.06 and €173,527.60, depending on income.
The homes are energy-efficient with modern features, spacious designs, and are ready for occupation.
The application process is open now and will close on Friday, September 19, 2025, at 5pm.
Eligible candidates must submit a complete application, including Mortgage Approval in Principle, to be considered.

Mayor of Limerick, John Moran,welcomed the scheme, saying: “This latest phase of the New Build Incremental Purchase Scheme marks ongoing focus on our commitment to supporting working families and individuals across Limerick.”
“The opportunity to own a high-quality, energy-efficient home in De Vere Court—at a significantly reduced cost—offers real hope and stability, for some who are otherwise facing uncertainty in the private rental market,” he added.
Príomh Chomhairleoir, Cllr Catherine Slattery commented: “It is fantastic to see the sixth Incremental Purchase Scheme being delivered here in Limerick. This initiative is a real game-changer for working families and individuals who dream of owning their own home.
“The council’s commitment to making high-quality, affordable housing a reality is something I’m incredibly proud to support. Seeing this project come to life in John Carew Park is not just exciting—it’s a strong step forward in building vibrant, secure communities where people can truly put down roots.”
Director general at LCCC, Dr Pat Daly added: “This initiative represents a meaningful step toward building stronger, more resilient communities throughout Limerick. This latest development of the New Build Incremental Purchase Scheme is a testament to our dedication to supporting working individuals and families across Limerick in achieving long-term housing security.”
He continued: “By offering access to high-quality, energy-efficient homes in De Vere Court at a significantly reduced cost, we are not only easing the financial burden for many but also creating a pathway to homeownership that was previously out of reach for some.”
