Strong start to the new auction season as Limerick farm sells for €1.4m

GVM’S auction room in Kilmallock Mart was in full swing for the sale of an 89 acre roadside farm situated at Ballinlyna, Kilfinane.

Described by the auctioneer Richard Ryan, of GVM Kilmallock, as “an excellent quality grassland farm situated in the heart of the Golden Vale”.

The farm contains a considerable amount of road frontage and is serviced with mains electricity and a well water supply and has a hay barn, old milking parlour, cattle pen and crush.

The property was offered for sale in three lots, firstly, 62 acres with farm buildings; lot 2, 27 acres situated directly across the public road and lot 3, the entire farm.

After each lot was offered there were no bids for lot 1 and only one bid of €200,000 for lot 2.

Things were looking “bleak” Mr Ryan quipped but he needn’t have worried.

“And now we are offering lot 3 the entire farm, the one you have all been waiting for,” he said.

Mr Ryan wasn’t wrong. He soon received an opening bid of €900,000 followed by a number of further bids to reach €1,150,000. At this stage there was a recess to consult with the vendors.

On returning after the recess, Mr Ryan stated that he had received instructions from the vendors to withdraw lots 1 and 2 and put the entire farm lot 3 on the market.

The bidding was then fought out between three onsite bidders, eventually selling for €1,395,000 to Buttevant-based auctioneer William Broderick, who was acting in trust for a client. The underbidder was a north Cork based solicitor who was also acting in trust for a client. The vendors were represented by Gerardine Ryan of Maurice Power Solicitors in Kilmallock.

Commenting after the auction, Richard Ryan of GVM Kilmallock said that he was very happy with the price achieved of approximately €15,675.00 per acre which shows that land values “continue to remain strong”.

After a strong year for land sales last year, 2023 has started out in the same vein.
