Global interest in new €30m luxury home development in Limerick village

A €30m luxury development of all detached houses in County Limerick will break ground in the coming weeks

There has been interest from America, Australia, Dubai and all around the world in the 36 properties at Barnakyle Woods, located between Patrickswell and the city.

They houses are all four-bedroom, fou- bathroom detached A2 rated homes priced initially at €750,000.

Peter Kearney, of sole selling agents Rooney Auctioneers, said it is the first new development of all detached houses in County Limerick.

“It is totally new to Limerick. This is completely different to other developments in the city and county which are all traditional designs. These have five different house types so the buyers can choose their preference.

“I haven’t seen anything like it. It is probably the most outstanding development we will see in Limerick for many years to come,” said Mr Kearney, who is a vastly experienced estate agent.

His colleague, Briain Considine said the architects’ modern design is “cutting edge”.

“The striking facades and asymmetric design mean these homes look different from every angle. They incorporate modern finishes, external cladding, stone and really sharp renders. The contemporary style of these homes is unlike any other in today's market,” said Mr Considine.

There are many interested buyers, continued Mr Kearney.

“There have been dozens upon dozens of enquiries since Christmas - mainly from ex-pats. They’ve come from America, Australia, Dubai, every part of the world. They’ve been ringing and emailing non-stop looking for plans and details,” said Mr Kearney.

The first phase of the project, developed by Unique Homes, will contain 14 houses.

Building of the first four will commence in April.

“We are launching the first four this week starting at €750,000 so get in while you can. They can book those, pay their deposit and pick whichever design they want,” said Mr Kearney.

Mr Considine said Barnakyle Woods is located just 3kms from Raheen Industrial Estate with its myriad of multinational companies, including Regeneron and US pharmaceutical giant Eli Lilly which has been granted permission for a new manufacturing facility.

“This development is perfectly located just outside the city with easy access to the motorway. They have been planned and designed for modern living with a home office, very generous amount of both open plan and private living spaces and generously-proportioned gardens.

“They are perfect for families with professionals who can work from home, as well as being within minutes from the city and motorway,” said Mr Considine.
