PICTURES: Buyers to take a 'shot' at former Limerick pub on the market for €80,000

The Village Inn in Feenagh has been offered for sale by O’Keeffe Residential

THE GUIDE price of €80,000 for a former pub in west Limerick will have prospective buyers drinking it in.

The Village Inn, which has been brought to the market by O’Keeffe Residential in Charleville, is located in the centre of the charming village of Feenagh.

It is presented as a substantial mixed-use opportunity comprising a former public house with adjoining and overhead residential accommodation. The entire property extends to approximately 0.22 acres.

The estate agent says, in promotional material, The Village Inn occupies a prime village setting with excellent potential for refurbishment, reinvention or continued mixed-use occupation.

“Conveniently located near Dromcollogher and the larger town of Newcastle West and within commuting distance of Limerick, the property enjoys both a peaceful rural atmosphere and accessibility to larger urban centres.

“The commercial element of the property comprises of a bar and lounge area, adjoining storerooms, direct internal access to the residential kitchen and excellent frontage in a central village location. The layout provides flexibility for reinstatement as a licensed premises (subject to relevant consents and licencing), conversion to alternative commercial use, or integration into an expanded residential scheme.”

Accessed via a door from the main bar area, the residential section includes a kitchen featuring an oil-fired range, staircase leading to first-floor accommodation, four bedrooms and a main bathroom

“The upper floor provides generous living accommodation, offering excellent potential for modernisation while retaining the character of the original structure.

“The large rear garden enhances development potential, subject to planning permission, and offers ample private outdoor space,” said the estate agent who concedes the property has been “neglected and is in need of investment and upgrades”.

However, the former pub may qualify for Ireland’s Vacant Property Refurbishment Grant or the new Above the Shop Grant, subject to eligibility and application approval, which provides financial assistance for the refurbishment of vacant properties for residential use. The Village Inn is guided at €80,000 with all enquiries to O’Keefe Residential.
