Clare House, Kilcolman, Ardagh - extending to 190 acres - will go under the hammer on May 29 in Limerick city
IT IS very rare that a “ready to go” dairy enterprise like Clare House, Kilcolman, Ardagh comes to the market, said GVM’s Tom Crosse.
The “truly superb” 190-acre farm is for sale by public auction on Wednesday, May 29 at 3pm in one or four lots.
“This farm has been developed and nurtured over many years providing an excellent platform for a dairying, beef or equestrian enterprise. The land is all laid out in very well maintained and easily managed divisions, is well watered, fenced and with all lots enjoying extensive road frontage.
“There is an excellent range of good quality farm buildings together with an elegant two storey residence, courtyard and cut stone out offices. Substantial single farm payment also included with the sale,” said Mr Crosse, who adds that all four divisions boast excellent quality Golden Vale land.
Mr Crosse would not be drawn on the guide price but based on the price good land is making on top of the farm buildings and residential property, a figure of €3m would not be unreasonable.
Lot 1 is Clare House and 97.5 st acres of rolling parkland all laid out in permanent pasture. A superb block of land with central passageway and separate access to the main residence via a prominent entrance with automated gated and a sweeping driveway.
This lot is the main dairying platform, all in paddocks and with piped water.
It includes a 16-unit herringbone milking parlour, large open sheds with easy feed passageway, silage apron, calf shed, hay shed, cattle crush and other ancillary sheds.
A fine residence, dating back to circa 1870, extends to 3,000 sq. ft comprising a large and inviting entrance hall, sitting room, dining room, kitchen and downstairs bathroom. On the first floor there are five bedrooms and a second bathroom. The courtyard has beautiful cut stone stores and sheds that have potential to be developed.
Lot 2, Dunmoylan is 27.35 acres of top class Golden Vale land laid out in one outstanding field with extensive road frontage and a holding pen.
Lot 3, Boughilbo is 52.5 acres of excellent quality land laid out in two divisions (split by a public road) and incorporates five acres of mature woodland.

Lot 4. Kilcolman village is 12.4 acres of very well located land laid out in one field and situated on the periphery of the village. It has extensive frontage, possible site potential and may have long term potential.
Lot 5, is “the entire”.
“Very rarely does such a wonderful opportunity to acquire a ‘ready to go’ dairying enterprise with all the holdings within easy reach of one another arise.”
