Your farm is your Castle: Million euro Limerick land up for auction

GVM's Tom Crosse said the farm is ideal for all types of farming use and is a tremendous investment opportunity with site potential

THE LAND auction season continues apace with another county Limerick farm, guided at over €1m, being put up for auction.

The residential roadside holding extending to 80 acres on the outskirts of Castletown will go under the hammer on Friday, November 15 at 3pm in GVM’s Limerick City Auction Rooms on Glentworth Street.

GVM’s Tom Crosse said the lot enjoys extensive frontage to two roads with a bungalow and sheds. He is guiding around the €1.2m mark.

“The land is set out in permanent pasture, and benefits from extensive road frontage onto a secondary road and side road. The overall topography of the land is sloping in nature. Both the external and internal boundaries comprise of natural hedgerows.

 “The land benefits from both mains electricity and water supply. There is a hay barn, sheds and a modern slatted shed. The overall land quality is free draining and excellent throughout, ideal for all types of farming use,” said Mr Crosse.

However, it may not just be farmers bidding in the room or online.

“Given the strong location immediately adjacent to the village, this is also a tremendous investment opportunity. There is frontage to two roads with possible site potential,” said Mr Crosse.

The bungalow residence comprises of a hall, sitting room, living room, kitchen, four bedrooms and bathroom. double glazed windows. Mr Crosse and his colleague John O'Connell are handling the sale.

It was a busy month of September for GVM with a number of notable auctions. They include lot 1 at Clashganniff, Shanagolden extending to 23 acres. Bidding opened for the top quality arable land at €400k. Mr Crosse’s gavel fell at €510,000 or €22,100 per acre. 

Lot 2 on the same day was 57 acres in Ballyhahill. It opened at €400k and was bid up to €500k at the auction. Following on from post auction discussions a deal was concluded at a higher figure, the Leader understands.

Later in the month, 21 acres at Corrabul, Croom fetched €340,000 amid competition from no fewer than five registered bidders at auction. 

“This holding, while well located, has been let for many years and does need some work, hence the figure of €16,100 per is really excellent,” said Mr Crosse.

This Tuesday, October 1, GVM were selling 102 st acres of superb quality land at Lisamote, Kilfinny, Adare at auction. There has been huge interest in this auction. See next week for more.
