A RESIDENTIAL farm in Rosbrien on the fringes of Limerick city will go under the hammer later this month.
Rosbrien House and some 168 acres is being sold by Savills in four lots at auction in the Dunraven Arms Hotel on Tuesday, September 24 at 3pm. It is guided at €2.8m.
Josh Pim, of Savills, said there is huge interest in the farm, both from domestic buyers and overseas.
It will be interesting to see if the new owner mainly wears wellingtons during the day or designer shoes as its location will attract the business community, as well as farmers. It is zoned agricultural but its proximity to the city means there is “hope value” attached.
Lot 1 is Rosbrien House, an impressive six-bedroom family home on 6.4 acres. Dating back to pre 1900s. An array of internal period features can be found throughout the house including decorative ceiling roses, cornicing, architraves, picture rails and bay windows with shutters.
The ground floor accommodation comprises of two reception rooms, office, bathroom, kitchen, and sitting room leading onto a garden patio and utility room.
The bedroom accommodation is laid out on the first floor comprising a main bedroom suite with walk-in-wardrobe and bathroom, as well as five additional bedrooms, bathroom and office.
To the rear of the property lies a stone courtyard which features six stables and several traditional stores. Interestingly, one of the former cow sheds in the courtyard underwent a transformation into a multipurpose function space. Since then, the current owners have utilised it for hosting family weddings and various gatherings.

Lot 2 is 122.5 acres of farmland with extensive road frontage along two public roads with multiple access points.
Lot 3 comprises a quality block of farmland extending to about 37.5 acres and includes about 385 metres of road frontage.
