County Limerick town set for 18 new social homes under council project

LIMERICK City and County Council has announced the signing of contracts with Coolsivna Ltd for the development of 18 new social housing units at Brugh na Deise, Bruff.

The project, valued at €5,975,250 (excluding VAT), marks a step forward in addressing the housing needs of the community.
The project is consistent with Limerick Council’s aim to deliver high-quality housing solutions faster and more economically, while embedding sustainable practices throughout the process.

The new development, which consists of sixteen houses and two apartments in total, will be arranged across three blocks:

Block 1: Two two-bed two-storey houses, four three-bed two-storey houses and two four-bed two-storey houses.

Block 2: One one-bed apartment, one one-bed apartment and two two-bed two-storey houses.

Block 3: Two two-bed single-storey houses, two two-bed single-storey houses and two three-bed single-storey houses.

Mayor of Limerick, John Moran welcomed the project, saying: “This news is a welcome step forward for Bruff. It will not, on its own, answer our wider housing need, which we are acutely aware of and are addressing every day, but it will matter deeply to the families and individuals who will soon call these houses home."

“Our task is to keep moving relentlessly, project by project, to deliver more homes in more communities for more people.”

Príomh Chomhairleoir, Cllr Catherine Slattery, commented: “This project will mean a fresh start for 18 families and individuals, all while representing a significant vote of confidence in Bruff’s future. For the families and individuals who will turn these houses into homes, it will mean security, dignity and a real chance to put down roots.”

Director General, Dr Pat Daly, added: “Delivering these homes is about meeting immediate needs, but it’s also part of a broader commitment by Limerick City and County Council to tackle housing demand and strengthen local infrastructure."

“None of this happens without the dedication of our housing team, who are behind turning plans into reality. This project reflects our wider determination to continue to build a better Limerick across both the city and county, that works for people today and prepares for the future.”

The project extends the existing Brugh na Deise estate, making use of established infrastructure and amenities in the area.

The design of the project will create secure perimeter blocks of housing units that are outward-looking, ensuring passive surveillance of neighbourhood streets and reducing exposed rear garden boundaries.

A new access road has been designed for the project with the capacity to connect to any future link with the distributor road along the northern boundary. The construction of the new social housing units is set to commence in January 2026.
