Property price register reveals the real millionaire homes in Limerick
It's official: Winterwood in Adare sold for �1.78m in May
THE official prices of the most expensive - and cheapest - homes in Limerick over the past three years are now available for all to see on the Property Price Register.
Such was the interest in the new site that it received over 41,000 visits within the first 11 hours when it went live. The website includes information as declared to the Revenue Commissioners for stamp duty purposes by those buying the property, including the date of sale, price, and address of the property.
The site reveals that one of the most expensive homes sold in Limerick in recent years were 12 Eden Terrace, North Circular Road, which fetched €1.75m in 2010.
Thirteen properties in the North Circular Road sold that year. A further seven sold in 2011, and in that year No. 4 Eden Terrace commanded €830,000. Another seven properties in the North Circular Road have sold this year, with another property in Eden Terrace - No 7 - again commanding the highest price, €535,000.
Seventeen properties sold on the Ennis Road in 2010, though their selling prices averaged around €350,000.
The property registers also reveals that 10 houses have been sold in Adare to date this year.
The most expensive was Winterwood, an eight-bedroom, eight-bathroom residence, built for a property developer in Adare Manor, which sold for €1.78m this May - a fraction of its €12m asking price four years ago.
No 32 in The Villas, Adare, fetched the second highest price this June when it sold for €900,000, again under the asking price.
The site shows that some of the cheapest properties in Limerick over the past three years were sold in Ballinacurra Weston, for €22,500, and in Cliona Park, Moyross, for €6,500 in March.
Authorities have stressed that the register is not intended as a property price index, but is designed to provide, on an ongoing basis, accurate prices of residential properties purchased at a particular date.
The site is compiled by Property Services Regulatory Authority, which was set up by the Minister for Justice this April.
Meanwhile, reports from two property providers - Daft.ie and MyHome.ie, state that property prices have fallen across Limerick again in the latest quarter.
The property website Daft.ie claimed that prices in Limerick city have fallen by 3.7% in the last quarter, with an even greater drop of 7.1% in the county.
In the Munster region, the drop was greatest in county Tipperary, with a quarter-on-quarter drop of 11.4%, while Cork witnessed the smallest drop in the past three months, at less than one per cent.
In county Limerick, the year-on-year change is a drop of nearly 19%.
