OVER €7.5 million worth of properties sold across Limerick city and county last month, according to the latest figures filed with the Property Price Register.

The most expensive property to appear on the register is the former Bishop’s residence on the North Circular Road.

However, the Limerick Leader understands that the property has not been sold, but has merely been transferred to another company, Brooks Kilmoyle Ltd, by developer Aidan Brooks, now based in London.

The property sold for some €26m in 2007, and while it is listed on the register as being valued at €1.1m this only refers to the house, and not the surrounding, expansive lands, measuring 6.5 acres.

The value of this property had not been included in the €7.5m figure, as it has not been sold.

In all, some 69 properties sold in Limerick last month, the most expensive of which was Wicket’s Edge, Ballycummin, Mungret, which sold for €430,000.

At the opposite end of the scale, a property in Doon sold for just €10,000, and six apartments in Brookfield Hall, Castletroy, sold for €30,000 apiece.

Over 420 houses houses have sold so far this year in Limerick.

Over €9 million in property sales were made in Limerick in May, arising from 67 sales. No listings have been entered for July to date.

Auctioneer John de Courcy, of de Courcy on Glentworth Street, said there has been “a definite pick-up in the market over the last three months”.

“Things are improving. It’s definitely busier than what it was, but there is still a shortage of good quality homes coming to the market, ” he said.

According to the latest report from the property website Daft.ie, the average asking prices of houses in Limerick continues to fall, with prices in the city now 9% down from last year.

The rest of the county has experienced a 5% decrease in the same period. In the previous year, the fall in house prices in the city was 11%.

The average asking price in Limerick city is now €124,000, 53% below the peak in 2007. In the rest of Limerick, prices in early 2014 were 5% lower than a year previously, compared to a fall of 11% seen a year ago. The average house price is now €140,000, 51% below peak levels. In stark contrast, Dublin, Cork and Galway have experienced two consecutive quarters of price rises after falling 57% or more from their peaks.
