THE SALE of a €1m property on the North Circular Road has been described as “one of the most significant houses to be sold in the Mid-West this year”.
Cragfield, in “Limerick’s most exclusive location”, sold after just eight weeks on the market for 17% less than its original asking price of €1.2m. Built around 1860, the former home of the well-known O’Toole family is set on 1.2 acres and includes six bedrooms and three bathrooms. The detached three-bay single storey Victorian villa style house was sold through Sherry FitzGerald O’Malley on October 3 according to filings with the Property Price Register.
The property was up for the sale in recent months by the O’Toole family, who run the multi-million euro packaging business, JJ O’Toole’s from the Raheen business park, following the death of their mother Nuala O’Toole this February. Daughter in law Vicki O’Toole is now managing director of the company, which was founded in 1914, and which supplies packaging to a prestigious list of clients, including Brown Thomas, Selfridges, Avoca, Arnotts, Louise Kennedy, and Meadows & Byrne, among others.
It’s understood the property has been bought by a local man, but his identity has not been revealed.
Auctioneer Des O’Malley described it as a “super house, with a beautiful garden and home” and said it was a “good endorsement for the property market locally that people are willing to buy properties like that.
“The market for that type of property is actually quite good at the moment – mirroring the Dublin market, but not to the same extent. But it’s certainly improving, there’s no doubt about that. On the North Circular Road and Ennis Road there’s definitely more activity in the market.
“It’s a significant house in terms of its location and the type of property it is. Coupled with its value, I’d say it’s the most significant sale in the Mid-West this year. Unfortunately we don’t have anything like this on our books at the moment, and we could do with them,” he told the Limerick Leader.
Set amid stunning gardens, with a sweeping driveway, is the “mansion style” family home, full of “charm and atmosphere”.
A grand drawing room, dining room with high ceilings, ornate cornicing and marble fireplace are among its features.
Also included is a hidden, walled garden, which “may be suitable for a tennis court”.
Nearby, Shamrockville on the North Circular Road is for sale for €1.5m, and includes five bedrooms and four bathrooms. It was on the market for €4.5m three years ago, before its price was reduced to €2.7m last year.
The period home is set on 1.3 acres, on what its estate agents describe as “Limerick’s most sought after address”, with a “landmark residence” covering approximately 4,600 sq. ft.
The detached property features five bedrooms, four bathrooms, a games room, library, study, conservatory, drawing room, dining room, living room and coat room. It is one of just five properties in Limerick still on the market for over €1m, with 45 local properties priced from €500,00 to €1m.
