But a spokesperson for Eclipse said that they welcomed the comments from the local authority.

"We are confident that we can deal with all of the issues raised in the request for further information. We will take each of the council's recommendations on board and we will be working with our architects and engineers over the coming weeks to ensure that each of the items raised is addressed in full.

"Our vision for Lough Derg marina remains focused on turning what is currently a private marina into a public facility," she said.

The Eclipse spokeswoman said that the development represented a j60m investment in the region, and claimed that it would be worth in the region of j6m annually to the local economy.

"If planning is granted, 120 jobs will be created during the two-year construction phase alone, and the scheme is expected to generate 70 jobs once complete," she said.

Mr Cahalane said that BMAG was pleased to note that the planning department, taking into account the integrated tourism status of the site, had also requested the developers to consult with the Department of the Environment's monument services to investigate proposals to raise the wreck of the Lady Lansdowne and exhibit it on site as a tourist attraction.

He also noted that the council had reiterated that the site was designated as integrated tourism and had asked the developers to address issues that recognised this zoning.
